First Time Homebuyer

Congratulations!  You're considering purchasing your first home.  I know what an exciting time this is as well as a potentially stressful time.  My goal when working with anyone is to alleviate that stress and guide you through the process as smoothly as possible.  As I'm sure you know, there are several steps that you need to take before you can move into your first home, and hopefully this page will help answer many questions you have on how to get started.  Let's get started!

Step One:  Speak With a Lender.  When determining how much home you can afford, a lender will look at more than just your down payment and credit score.  By having all your financial information reviewed before you start looking at homes, you can avoid falling in love with a home you can't afford.  A lender can also accurately answer questions about your monthly payment and what interest rate you qualify for.  For a list of lenders I strongly recommend, please visit my Recommended Lenders page.

Step Two:  Determine Your Wants and Needs.  How many bedrooms/ baths do you need?  Do you want an open plan?  Do you want a newer or older home?  Are you willing to take on any projects?  What area do you want to live in?  Answering these questions will help you and your Realtor find you homes that will work for you and your lifestyle.  

Step Three:  Choose a Realtor and Find a Home.  I'm often asked why a buyer would need a real estate agent and the first three reasons that come to mind are negotiation, guidance and you don't pay commission.  That's right!  The seller pays commission to the Realtor's so you get an expert negotiator and someone to guide you throughout the entire process without you paying them.  When working with me, I will do the leg work for you.  Tell me what you're looking for in a home and I will keep you updated with all new properties that hit the market as soon as they come available.  

Step Four:  Paperwork.  After we have found the perfect home, we write an offer.  I am able to help you negotiate the best price possible for the home you want, as well as guide you through the paperwork so that you understand what you're signing and what comes next.  After that, I will also guide you through home inspections, the appraisal process and every other step to get you into your new home with as little stress as possible.
