There is no trick or simple 1, 2, 3 step plan to find your perfect home. But what can help dramatically is to make a checklist of what you’re looking for. By narrowing down what you’re looking for, you save tons of time from the beginning.
Be open minded! Think of shopping for a home the same way you would when shopping for clothes…you may think it won’t fit, but you never know until you try it on. If you think a home may be the one- take a look!
Know your budget BEFORE you look. Any Realtor will tell you that it is essential to meet with a quality mortgage broker prior to searching for homes. Nothing is worse than falling in love with a home that is over and above your price range. Your lender will give you a pre-approval letter and let you know what you are qualified up to…then you’re ready to start your search. Be sure to openly communicate to your Realtor about your minimum and maximum price range. This will ensure that your Realtor won’t show you homes that don’t meet your needs or exceed your price range.
Think outside the box. If you’re searching for a home with granite countertops and hardwood floors, but find the perfect layout in a home with laminate counters and carpet…calculate the cost to remodel! You could in fact save a ton of money and get exactly what you want!
Be ready to act fast. That perfect home may not last. Many buyer’s will say they want to think on a home over the weekend, or even longer and end up losing out on a home that took them months to find. This leads to a longer search or the feeling of settling for a home that may have been your second or third option.
